Steady Summer Sales Provide Opportunities for Wilmington MSA Buyers

WILMINGTON, N.C. (July 18, 2025)

The July 2025 Wilmington MSA housing market shows vigorous buyer activity and a notable drop in median sales prices. Active listings reached 4,236, a 25.1 percent increase compared to the 3,387 active homes a year ago. Month-over-month, inventory declined slightly by 0.7 percent from June 2025.

New listings totaled 1,406, marking a 5.6 percent increase from the previous month and a 9.7 percent increase year-over-year. Pending sales rose to 1,244, representing a 1.6 percent month-over-month increase and a 27.5 percent gain compared to July 2024. With a 3.66 months’ supply of inventory, July 2025 experienced a 1.1 percent decline from the previous month, and a 12.3 percent increase compared to last year.

Closed sales landed at 1,156, a 0.3 percent increase compared to June 2025 and a 11.3 percent rise from one year ago. The July 2025 housing market experienced an average of 69 cumulative days on market, up 9.5 percent from the previous month and 23.2 percent from July 2024. The median sales price eased to $400,000, down 7.9 percent month-over-month and holding steady with last year’s level.

Homes remained on the market longer than in previous months, indicating less pressure for buyers when looking for a suitable home.
